The price on a listing is the rent. What you actually spend in a year is higher, and most listings leave you to work out by how much. Here is how we add it up.
Yearly rentals in Bali are usually paid upfront, a full year at a time. In exchange, the price per month drops. On our own listings today, Villa Jucca is Rp 45M month to month, or Rp 510M for the year, which works out at Rp 42.5M a month. Villa Kangkang is Rp 33M month to month, or Rp 200M a year on a five-year contract: Rp 16.7M a month, about half.
On every listing we add these to the rent and show a single year total. Where we do not have real bills yet, we say the figure is an estimate. A villa that looks cheaper per month can end up dearer over the year once services are counted.
Ask what is included, ask how payment is scheduled, and compare year totals rather than monthly rents.
